Obviously, it's not a good time to sell, but does anyone have an opinion if things are expected to lift in summer 2009? I have inherited a detached 4 bedroom near Thornridge and Brook, and I would hate, hate, hate to put tenants in there

while it would be nice to have a large detached to sell - you are right, not a good time to sell. Sales have plummeted in the last month - as much as 40% in some areas. I would hold on if you could - hire a property manager and tell him to be highly scrutinous. (is that a word? ;)

It's not too expensive I think you can get a property manager for as little as $120 or $150 per month. Plus they may take all or part of the first month's rent for finding you a tenant. But they can check things like credit record AND court history, meaning they can see if there has ever been a legal action on that tenant in the past.

40%! Yikes, that is scary :( Me thinks I will wait it out. Thanks for the tip about a property manager - but what do they charge?

you could get an advise from a Real Estate Agent from the area you are in...I am not an agent- just to be clear- but I am working with one right now and he is a pro. I got it through SearRealEstate.ca, they have a pull of great agents from all Brokerage companies. Hope this helps.
